This project has three live-work units on the ground level and 50 apartment units. It consists of concrete foundation and PT deck and six wood framed floors. This project is located on a busy Queen Anne street near the Space Needle and Seattle Science Center.

1711 12th Ave

This project had poor site soils from the beginning. The building is supported by 187 pipe piles with continuous grade beams. It consists of 34 apartment units and three live-work units on the ground level.

509 1st Ave

43 Unit apartment building with one level of underground parking. The project started during one of the wettest fall seasons on record in the Seattle area. The excavation created a large ‘tub’ for rain water to collect and had to be pumped from the site through a storm water management system for 2 weeks. This project is located across the street from a busy grocer in the heart of Queen Anne.

Vibe Fremont

Future mixed-used project in Fremont at the corner of 36th Street & Greenwood Avenue. This project consists of 66 apartments, one live/work unit and 3,000 square feet of prominent commercial frontage along 36th Street. Apartments are well appointed with wood floors, stainless steel appliances, solid surface countertops. All within walking distance of the many amenities that the Fremont community has to offer.

Rainier Valley Square

Safeway anchors this 105,000sf neighborhood center located at 3820 Rainier Avenue South in Seattle.

1700 Madison

This mixed-use project was completed in early 2004. This urban, 53-unit apartment yielded high end finishes with a condominium feel for the tenants. The 13,500sf Trader Joe’s on the ground level anchors this Capitol Hill building and adds extra value to the neighborhood. Gramor co-developed this project.
